This nice, clean and modern home is located in Oviedo, a small central Florida town which has been listed in CNN/Money Magazine as one of the top 100 American cities. This study projects the overall standard of living rating, based on the quality of recreational, educational, medical facilities available, and a reasonable cost of living.
Herons and egrets stroll though neighborhoods, yards and parking lots, year-round. It is a restful and orderly community. Small and large lakes beautify the landscape, and scenic, shady oaks abound. There is a sense of peaceful rest in the Mead Manor Estates neighborhood.
Oviedo is 30 minutes from pristine "old Florida" Atlantic beaches, the winding and lovely St. Johns River, and the vital Orlando-Winter Park metroplex. The home is close to both the chain-of-lakes and intracoastal waterways. This is a reusable asset for recreational boaters and fishermen. NASA's shuttle liftoffs can be seen from the back yard.
Modern recreational, medical, educational and shopping facilities are in easy reach. Hiking, biking and canoeing trails and campgrounds are nearby, as are state parks and a national forest. A new rec center is open to all citizens of Oviedo.
Public schools are rated 5-A. UCF is ten minutes away. Excellent medical care is available at hospitals in Orlando, Winter Park and Sanford.
Disney World is an hour away
This home was first built in 1971, on the old site of Doctor Mead's beautiful estate. In 2005, the home was re-built, after having been ruined by Hurricane Charley. The home meets or exceeds all modern safety regulations and construction standards.
The house is pretty inside and out. It was re-built by Bailey Construction, one of the area's most reputable builders. Everything except the exterior walls was replaced. It is essentially 40 years newer than most neighboring houses. It is on high ground, and well-situated in Mead Manor Estates, arguably the most desirable and established community in Oviedo. All of the appliances are five years old.
The windows on the front of the home are extra large, energy efficient ones that double as escape routes in the event of a fire. They have a low step-over height. They light up the home.
The home and yard have a restful and pleasing appearance and feel. The land occupies two lots, totaling 18,000 square feet. The graceful setting is enhanced by magnificent, ancient oaks, as well as royal palms, bouganvilla, hibiscus, roses, and other beautiful trees, shrubs and flowers. Fruit-bearing orange, grapefruit and tangerine trees yield delicious and nutritious nourishment. The previous owner planted all of these, except for the ancient oaks, and cared for them for nearly four decades.
The home has three bedrooms, a formal living room, two baths, a screened back porch, a two-car garage with automatic door opener, inside utility room, Florida Room (a nice, screened back porch) and a bonus room. The oversized master bedroom boasts large his-and-her closets and a separate bath.
Extra-wide halls and expansive doorways thoughout the home make navigation of the premises in a wheel chair or electric scooter a breeze. The extra large handicapped bathroom even allows a motorized or non-motorized vehicle to be driven inside. Even if one is not handicapped, the openness of the home's passageways makes one feel comfortable and free to move about.
The spacious bonus quarter may be used as a rec room, office, den or a fourth bedroom, with the addition of a closet. There is space for one, as it is very large. It also opens onto the screened Florida Room.
The pantry / utility room is commodious and centrally located, between the kitchen and the bonus room. There are two pantries, with plenty of storage space, in addition to the kitchen cabinets.
Large earth-tone tiles are in the foyer and halls, while the bedrooms, living room and bonus room are nicely carpeted. The kitchen is modern, and furnished with a range, dishwasher and refrigerator.
In the private, fenced back yard, is a swimming pool, just the right size for small children or older adults.
A very nice, electrified work shop is set in the shade of an ancient, mossy oak at the back of the property. This can be used as a handyman's place, and/or for extra storage. A boat or trailer fits nicely under its portico.
A small pond can be seen in a neighboring yard, while picturesque Lake Charm is only two-blocks away. Many seniors take a daily walk around the lake, while some prefer to stroll the winding streets of the neighborhood. It is a friendly and safe community.
The owner is free to park a boat, RV or other vehicles in the spacious and private back yard.
The home is officially appraised at $260,000, representing today's market value. The investment is certain to increase in value when the market bounces back. The buyer should have a nice built-in profit if they buy now, and then sell the home two-to-five years from now.
The property is not available for lease or rent. A mortgage will not be carried by the seller. The home is free and clear, and there is no pressure on the heirs to sell. Any legitimate and sincere offer will be passed on the the heirs for their consideration, and their acceptance or rejection will be immediately passed back to the prospective buyer.
Although the home is marketed on FSBO, it is listed on both Realtor.com and MLS. A realtor who sells the house will receive a 3% sales commission. There is an electronic key box at the home. Please call Tom or Maxine Platt, at 407-257-3248 or 407-365-3633, to request a showing.
This home is available only because the owner passed away. He kept the house and grounds in an immaculate state. He was a handicapped octogenarian, and liked a pristine home. No pets or children lived in his home, so there is little or no wear. It is the next thing to a brand-new home.
